Why one number does not fit every kitchen
Every kitchen remodel is different, so a general estimate is hard to give without seeing your space. What we can do is explain the decisions that set your price — and give you a detailed scope of work and cost before any commitment is made.
The five decisions that set your price
1. Layout: same footprint or new plan. Keeping the sink, range and walls where they are keeps a project toward the lower end of the range. Moving plumbing, removing a wall or opening the kitchen to the great room adds design, engineering, permitting and construction work.
2. Cabinetry. Cabinets are usually the largest single line item. Custom and semi-custom lines from makers like Bellmont, Kemper and Mantra cost more than stock boxes, and they last. If your existing boxes are sound, cabinet refacing replaces doors, drawer fronts and finishes for a fraction of the cost.
3. Countertops and backsplash. Quartz, large-format porcelain slabs and natural stone each sit at different price points, and waterfall edges, mitered islands and full-height backsplashes add fabrication time.
4. Appliances. A professional-grade range, integrated refrigeration or a second oven changes both the appliance budget and the cabinetry and electrical work around it.
5. Systems, permits and HOA. New circuits, relocated gas or water lines and code updates are invisible but real costs. Most remodels that touch structure, plumbing or electrical need permits, and many Valley communities require HOA architectural approval — we handle both.
Timeline
Plan for a design and selection phase first — 3D renderings, material choices and ordering — and then 8 to 16 weeks of active construction for most full kitchens, sometimes more depending on the products selected. Your project manager gives you the schedule up front and keeps it current.
How to budget
Decide which of the five decisions matter most to you, set a range you are comfortable with, and keep a contingency for what is behind the walls. Changes after construction starts — even small ones like moving a sink — have the biggest effect on cost, so the time spent planning is the cheapest part of the project.
